If you are looking for a stain resistant coating with a high gloss finish to apply to your concrete floor, whether at home or at your place of business, then you have a few options to consider. These coatings will protect your floor from chemicals, moisture, foot traffic, hand carts and vehicular traffic if noted. The four types range from light duty to extra heavy duty which can be used in an industrial or factory setting.
The first is a ready to use acrylic which requires no mixing. Just open the can and brush or roll it out on the clean floor. This is great for light pedestrian traffic but will not stand up to vehicles. It is cured enough for foot traffic in 8 hours.
The second concrete floor coating is a water based epoxy. This is a low odor two part epoxy which has an application working time of 6 to 8 hours. This means you have this amount of time to work with the product after it is mixed and before it sets up. Foot traffic is OK after 18 hours and the coating will achieve maximum strength after 72 hours.
The next coating is also a two part epoxy but it is not water based. The durability of this product is much better than its water based counterpart. This coating goes on thick for a layer of protection that will stand up to pedestrians as well as fork lifts. The application time is 20 to 30 minutes which means you want to only mix enough at a time to do a 6 foot square area or so. If you mix up too much it will start to cure before you have a chance to apply it to the floor and you will get lumps.
For heavy traffic the best choice is a polyurea. This is also a two part system that offers very fast drying times to achieve maximum strength. Application time is approximately one hour and full hardness is achieved in 48 hours. This product can be applied with a brush, roller, or squeegee. Unlike epoxies which degrade in UV light, the polyurea can be used outdoors in the Sun as well as indoors. It offer excellent resistance to chemicals, heat, abrasion and UV rays.
